In order for us to carry out a septic inspection on your property, we will need access to the property in order to locate, expose, test, and evaluate key components which make up your sewage system. The inspection itself generally takes between 2-4 hours to complete and during this time components of the system will be open and can be a health or safety hazard to anyone walking around the area of the system. Children, pets, and even adults will need to keep clear of this area until the inspection is complete.
During a portion of the testing, we may need to access the home or buildings that the septic system services in order to observe the function of the system from start to finish. This portion of the testing often takes 10-15 minutes is typically done after the key components are exposed.
Our inspections are unbiased and carried out by inspectors who have been trained and certified for advanced testing and inspection of septic systems through the Canadian Onsite Wastewater Institute and/or the BC Onsite Sewage Association. Please ensure that the septic tank and distribution box lids are exposed before the inspector arrives. We are able to excavate up to 18″ to expose these components but additional charges may apply if these components are deeper than 18″ or if the location is unknown.
The inspection itself is a comprehensive assessment of the entire septic system – from sewage pipes through drain field and includes the following:
* Pumping of the septic tank to assess the condition of the tank, check for deterioration or damage, infrared thermal imaging to detect leaks or cracks
* Inspection and assessment of the pump chamber and pump
* Inspection and cleaning of the baffle and effluent filter
* Flow and dye testing to assess function of the drain field
* Inspection and assessment of the distribution box
* Soil assessment
* Inspection and assessment of the drain field laterals with a scope camera and closed circuit television
